How this is measured

Registered sales come from Dubai Land Department open data and are read again each month; this page is as of September 2026. The median is the middle sale, which a handful of very large or very small homes cannot pull the way an average can.

The figure shown counts sales of homes that were not built yet over the last six months when there are at least 30 of them, otherwise the last twelve, otherwise every sale over twelve months; below 30 sales there is no figure at all. Apartments and villas are kept apart because they do not sell at the same price per sqft.

Rents are the register's own tenancy contracts, new ones only, because a renewal is capped by the rent index and lags the market; the median annual rent per sqft is divided by the median price of finished homes over the same months, since a home that is not built yet cannot be let. Rents are counted per municipal sector, which can be a little wider than the community.

We list a selected set of off-plan projects in City Walk, not every project there. Asking prices and handover dates are the developers' own and change without notice; a price per sqft we estimated is labelled as an estimate and is never compared with registered sales.
