The Rendr Score
What is the Rendr Score?
One number from 0 to 100 for the off-plan projects we list in Dubai and Abu Dhabi. A project with too little assessed shows no number rather than a guess.
The price is measured against what buyers actually paid in the same area, according to the emirate's own land register: ADREC in Abu Dhabi, the DLD in Dubai. Never against a broker's word.
Six more factors weigh in: the developer's record, the payment plan, the location, how easily a home resells, construction against the register's date, and the escrow and registration on file.
Every input is shown on the project's page, the formula is public, and every change is recorded the day it happens.

When a new launch drops
A new launch is scored on the day its page goes up: the developer's record and the area are already rated, and the launch's own price and payment plan are known, so more than 60% of the weight is assessed.
Construction, escrow and the registration number follow once the emirate's register lists the project, usually within weeks; the score moves when they do, and the change is recorded.
A price the developer has not stated is estimated from the starting price and the smallest unit, and an estimate can never score above 70: a guess may say a project is not obviously overpriced, never that it is a bargain.
Every change to every score is listed the day it happens on the updates page, and the month’s gap between asking prices and registered sales is the price gap report.
The badge
