Apartments: a median of AED 3,595 per sqft from 234 sales, counting off-plan sales, last 6 months; half of those sales fell between AED 2,882 and AED 4,729 per sqft; down 1.7% since September 2026.

These are prices paid, not prices asked: sales of homes that were not built yet, as recorded by the Dubai Land Department (DLD).

Asking prices for the 2 off-plan projects we list here run from AED 4,351 to AED 5,612 per sqft, some of them our own estimates from the starting price and the smallest home, marked as such.

None of them has a developer-stated price per sqft yet, so no gap is shown: comparing our own estimate with registered sales would invent one. The comparison appears the moment a developer states a figure.

Registered sales come from Dubai Land Department open data and are read again each month; this page is as of September 2026. The median is the middle sale, which a handful of very large or very small homes cannot pull the way an average can.

The figure shown counts sales of homes that were not built yet over the last six months when there are at least 30 of them, otherwise the last twelve, otherwise every sale over twelve months; below 30 sales there is no figure at all. Apartments and villas are kept apart because they do not sell at the same price per sqft.
