Apartments: a median of AED 3,804 per sqft from 34 sales, counting off-plan sales, last 6 months; half of those sales fell between AED 2,885 and AED 4,792 per sqft; no like-for-like figure for September 2026 to compare with.

Asking prices for the 1 off-plan project we list here run at AED 3,508 per sqft, some of them our own estimates from the starting price and the smallest home, marked as such.

A gap is a project's median registered price per sqft (its own off-plan sales, or the developer's asking price where the register has too few) against the median paid for the same kind of home in the same area.
