Apartments: a median of AED 2,535 per sqft from 52 sales, counting all sales, since 1 Jan 2026; half of those sales fell between AED 2,249 and AED 2,750 per sqft; the first month on record here.

These are prices paid, not prices asked: sales of homes that were not built yet, as recorded by the Dubai Land Department (DLD).

Asking prices for the 9 off-plan projects we list here run from AED 1,962 to AED 2,858 per sqft, some of them our own estimates from the starting price and the smallest home, marked as such.

Of the 4 with their own sales in the register, 0 sit more than 5% above the median, 4 within 5% of it, and 0 more than 5% below.

The figure shown counts sales of homes that were not built yet over the last six months when there are at least 30 of them, otherwise the last twelve, otherwise every sale over twelve months; below 30 sales there is no figure at all. Apartments and villas are kept apart because they do not sell at the same price per sqft.
