Apartments: a median of AED 2,596 per sqft from 139 sales, counting off-plan sales, last 6 months; half of those sales fell between AED 2,324 and AED 2,830 per sqft; no like-for-like figure for September 2026 to compare with.

These are prices paid, not prices asked: sales of homes that were not built yet, as recorded by the Dubai Land Department (DLD).

Asking prices for the 7 off-plan projects we list here run from AED 2,471 to AED 2,858 per sqft, some of them our own estimates from the starting price and the smallest home, marked as such.

Of the 4 with their own sales in the register, 0 sit more than 5% above the median, 4 within 5% of it, and 0 more than 5% below.

A gap is a project's median registered price per sqft (its own off-plan sales, or the developer's asking price where the register has too few) against the median paid for the same kind of home in the same area.
