Apartments: a median of AED 2,396 per sqft from 646 sales, counting off-plan sales, last 6 months; half of those sales fell between AED 2,214 and AED 2,596 per sqft; unchanged since September 2026.

These are prices paid, not prices asked: sales of homes that were not built yet, as recorded by the Dubai Land Department (DLD).

Asking prices for the 24 off-plan projects we list here run from AED 1,850 to AED 3,257 per sqft, some of them our own estimates from the starting price and the smallest home, marked as such.

Of the 10 with their own sales in the register, 1 sits more than 5% above the median, 2 within 5% of it, and 7 more than 5% below.

Highest above the median: Highgrove (+5%).

Furthest below it: Future Residence (-19%), Parkway by Prestige One (-18%) and Vedaire Residences (-15%).

A gap is a project's median registered price per sqft (its own off-plan sales, or the developer's asking price where the register has too few) against the median paid for the same kind of home in the same area.
