Apartments: a median of AED 1,832 per sqft from 57 sales, counting off-plan sales, last 6 months; half of those sales fell between AED 1,613 and AED 2,036 per sqft; the first month on record here.

These are prices paid, not prices asked: sales of homes that were not built yet, as recorded by the Dubai Land Department (DLD).

Apartments: a median rent of AED 91 per sqft a year on 1,919 new tenancy contracts, last 6 months, against AED 1,887 per sqft paid across 94 all sales, since 1 Jan 2026: a gross yield of 4.8%.

At the off-plan median of AED 1,832 per sqft the same rent would be 5.0%, before anything changes by handover.

Gross means a year's rent over the price, before service charges, fees and empty periods: our arithmetic on DLD's figures, not a promise of what a home will earn.

Asking prices for the 9 off-plan projects we list here run from AED 1,504 to AED 2,372 per sqft, some of them our own estimates from the starting price and the smallest home, marked as such.

None of them can be compared with the register yet, so no gap is shown: comparing our own estimate with registered sales would invent one. The comparison appears the moment the register shows a project's own sales or a developer states a price per sqft.

Registered sales come from Dubai Land Department open data and are read again each month; this page is as of September 2026. The median is the middle sale, which a handful of very large or very small homes cannot pull the way an average can.

The figure shown counts sales of homes that were not built yet over the last six months when there are at least 30 of them, otherwise the last twelve, otherwise every sale over twelve months; below 30 sales there is no figure at all. Apartments and villas are kept apart because they do not sell at the same price per sqft.

Rents are the register's own tenancy contracts, new ones only, because a renewal is capped by the rent index and lags the market; the median annual rent per sqft is divided by the median price of finished homes over the same months, since a home that is not built yet cannot be let. Rents are counted per municipal sector, which can be a little wider than the community.
