What homes let for in Dubai Healthcare City
Apartments: a median rent of AED 86 per sqft a year on 44 new tenancy contracts, last 6 months, against AED 1,643 per sqft paid across 149 finished sales, last 6 months: a gross yield of 5.2%.
At the off-plan median of AED 2,028 per sqft the same rent would be 4.2%, before anything changes by handover.
Gross means a year's rent over the price, before service charges, fees and empty periods: our arithmetic on DLD's figures, not a promise of what a home will earn.

| apartments | 5.2% | 86 | new tenancy contracts, last 6 months, against finished sales, last 6 months | September 2026 |
Listed projects against the register
Asking prices for the 1 off-plan project we list here run at AED 1,265 per sqft, some of them our own estimates from the starting price and the smallest home, marked as such.
None of them can be compared with the register yet, so no gap is shown: comparing our own estimate with registered sales would invent one. The comparison appears the moment the register shows a project's own sales or a developer states a price per sqft.

How this is measured
Registered sales come from Dubai Land Department open data and are read again each month; this page is as of September 2026. The median is the middle sale, which a handful of very large or very small homes cannot pull the way an average can.
The figure shown counts sales of homes that were not built yet over the last six months when there are at least 30 of them, otherwise the last twelve, otherwise every sale over twelve months; below 30 sales there is no figure at all. Apartments and villas are kept apart because they do not sell at the same price per sqft.
Rents are the register's own tenancy contracts, new ones only, because a renewal is capped by the rent index and lags the market; the median annual rent per sqft is divided by the median price of finished homes over the same months, since a home that is not built yet cannot be let. Rents are counted per municipal sector, which can be a little wider than the community.
We list a selected set of off-plan projects in Dubai Healthcare City, not every project there. Asking prices and handover dates are the developers' own and change without notice; a price per sqft we estimated is labelled as an estimate and is never compared with registered sales. Nothing on this page is investment advice.
